Victorian chimney breast and load-bearing wall removal, Chorley

A Victorian house in Chorley, a chimney breast running from the ground floor to the roof, and a load-bearing wall in the way of the open-plan kitchen the owners wanted. This is the structural phase, start to finish. Not pretty, but it's the part that matters.

This project demonstrates our expertise in delivering complex structural alterations safely, efficiently and in full compliance with Building Regulations.

The property, a traditional Victorian home in Chorley, required the complete removal of the chimney breast from the ground floor through to the roof, together with the removal of a substantial load-bearing internal wall. The aim was to create a large open-plan space ready for a contemporary kitchen, dining and family living area, which will be installed as part of the next phase of works.

Due to the age and construction of the property, the project presented a number of structural challenges. The chimney breast was interconnected with supporting walls within the loft space and formed part of the roof support arrangement. Working alongside structural engineers and Building Control, we managed the entire process from start to finish, including obtaining structural calculations, coordinating approvals, installing temporary supports and carrying out the structural alterations in accordance with the approved designs.

The works included the safe disconnection and capping of existing gas and electrical services, installation of structural steelwork, removal of the chimney stack and chimney breast, load-bearing wall removal, reconstruction of floor structures and making good throughout the property. Following the chimney removal, the roof was carefully rebuilt and weatherproofed to seamlessly integrate with the existing structure.

Logistics proved particularly challenging due to the restricted site access. With no space available for skips, all waste had to be removed using load-and-wait service. Four full skip loads were removed from site, with strict collection windows allowing only around 40 minutes per visit to load and clear the material. Extensive scaffolding was also required to facilitate the safe removal of the chimney stack and associated roof works.

While the photographs primarily showcase the structural phase of the project rather than the finished interior, they highlight the scale of the work involved and the expertise required to safely transform a traditional property. This project demonstrates our ability to coordinate engineers, Building Control and specialist trades while delivering complex structural alterations that form the foundation of exceptional home transformations.

The completed structural works have created a bright, open-plan layout ready for the next stage of renovation, providing the homeowners with the perfect space for modern family living.
