Exceptional Craftsmanship & Project Management

Dale and Natasha at DC Carpentry & Construction completed a full home renovation for us, including a double-storey rear and side extension, and we couldn't be happier with the results. From our very first meeting, we knew they were the right team for the job.

Dale's craftsmanship and attention to detail are exceptional, while Natasha's project and budget management kept everything organised and on track. They transformed our house into the family home we'd always dreamed of, and we wouldn't hesitate to recommend them to anyone looking for a reliable, skilled and professional team.

Costs and value

Is an extension worth it?

For most families who’ve outgrown their house but love where they live, yes. You get the room you need, you stay put, and the money goes into your home rather than into moving costs.

Extending versus moving

Moving to get one more bedroom means paying for the privilege before you’ve gained anything. Stamp duty, legal fees, surveys, the estate agent and the removal van all come out of the same budget, and none of it is still there in ten years. An extension is. You also keep the things that are hard to put a price on: the school run, the neighbours, the walk to the park.

What it does for the value of your house

Nationwide’s research, published in October 2025, found that a 10% increase in floor space adds 5% to the price of a typical house, and that a loft conversion or extension with a large double bedroom and a bathroom can add as much as 24% to a three-bedroom, one-bathroom house.

Questions

Extension questions

The planning, the paperwork and the practical bits, answered.

Do I need planning permission for an extension?

Not always. Many single storey rear extensions are allowed under permitted development: up to 3 metres deep on a semi-detached or terraced house, or 4 metres on a detached house, measured from the original back wall, and no more than 4 metres high. Larger ones, up to 6 or 8 metres, can go through a prior approval process, where the council consults your neighbours for 21 days and decides within 42. Side extensions, two storey extensions and anything in a conservation area or on a flat have their own rules. We’ll tell you which route your extension needs on the site visit.

Do I need Building Regulations approval?

Yes, almost always, even when you don’t need planning permission. Building Control checks the foundations, the structure, the insulation, the drainage and the fire safety, and signs the work off at the end. We deal with them for you.

Will I need to tell my neighbours?

Sometimes. If the work involves a shared wall, or digging foundations within 3 metres of your neighbour’s building (6 metres for deeper foundations), the Party Wall etc. Act 1996 means they must be given notice. That’s two months for work to a shared wall and one month for new walls on the boundary or nearby excavation. We’ll tell you early if it applies, so it doesn’t hold up the start date.

Is it cheaper to extend than to move?

Often, yes. On a £300,000 house, a home mover pays £5,000 in stamp duty alone at the rates in force since April 2025, before solicitors, surveys, estate agent fees and removals. None of that adds a square metre to your home. An extension’s cost stays in the house. It isn’t the right answer for everyone, and if moving suits you better, we’ll be honest about it.

How much does an extension cost?

It depends on the size, the type, what’s going in it and what the ground is like, so we don’t guess on the phone. We’ll come out, have a look and give you a detailed quotation, free and with no obligation.

Can you work from my architect’s drawings?

Yes. If you already have planning approval or building regulations drawings, we can work with your existing architect.

Can I live in the house while you build?

Usually, yes. The new part is built outside first, and the messy bit comes when we open it up into the house. We’ll plan that with you so you know when it’s coming.

How long will it take?

It depends on the size and the type of extension. You’ll get a clear timeline before we start, and regular updates as it goes.
