City houses, opened up
Preston has a lot of older houses, and older houses are often the best ones to work on. Thick walls, good proportions, and a ground floor that was built as three small rooms when most people now want one big one.
Taking out a wall or a chimney breast can change how the whole house works, without adding a single brick to the outside. Add a single storey extension at the back and you’ve got the kitchen-diner most people move house to get.
Planning in Preston
Planning in the city goes to Preston City Council. Wall and chimney breast removals don’t usually need planning permission, but they do need Building Regulations approval. In terraces, chimney breasts are often on the party wall, which means notice to your neighbour under the Party Wall etc. Act 1996. We’ll explain all of it before we start.

The local bits people ask us before they ring.
Do you take on jobs in Preston?
Yes. Preston is about seven miles from our base in Chorley.
Do I need my neighbour’s permission to take out a chimney breast?
If it’s on a shared wall, you need to give them notice under the Party Wall etc. Act 1996, two months before the work starts. They can agree, or appoint a surveyor. We’ll tell you early if this applies.
